Our objective is to have a landlord and tenant come to and journey through a mutually beneficial arrangement during the lease period.
Enjoy a Smooth and Pleasant Leasing Experience
WHAT WE DO DIFFERENTLY
We put ourselves in YOUR shoes and ask ourselves 3 critical questions:
-
What value can we add to the transaction ? Answer: Lots! For example: pre-empting issues so you save time on NOT having to deal with them by minimizing problems from happening in the first place, analyzing relevant data with you to assist with your decision-making.
-
How would you like to be served? Answer: receiving timely feedback, consistent friendly service.
-
If I were a landlord, how would I describe an enjoyable and smooth leasing experience? Answer: We ask ourselves, Would a landlord rather spend time making high level decisions or working through non-productive problems? Would landlords like to have a professional they trust to take responsibility to ensure their interest is protected as a landlord?
We then work towards this level of service and competence.
Focus on high-level decisions and trust in a professional to handle the details
BENEFITS OF
ENGAGING US TO
RENT OUT YOUR PROPERTY
1. Market your property to a wide audience of prospective tenants
Our team will advertise the property on a wide spectrum of both online and offline platforms, to reach as many prospective tenants as possible. On top of that, we also work with other agents in Propnex as well as agents outside of Propnex. Propnex is the largest real estate agency in Singapore with more than 11,000 real estate agents. Our access to these networks of agents are valuable as many prospective tenants (especially new arrivals) work exclusively with their agents to shortlist properties. We also have access to partners who work closely with relocation companies so that information about your property reaches them first.
2. Screen tenants and carry out viewings
As our team will have on the ground interaction with prospective tenants, we are able to assist you to screen suitable tenants and their profiles. We will manage the back-and-forth communications and schedule appointments to view the property and assist them with their queries on unit features, unit furnishings, condo facilities, nearby amenities and transportation links. These seemingly mundane activities can end up being very time-consuming, nitty gritty and tedious. Removing this responsibility off your shoulders will allow you to use your time on other productive tasks.
3. Provide you relevant data
You need an agent who can analyze relevant data with you and use this data in your favour.
4. Negotiate with your prospective tenant
Do you know what are the prevailing market practices? Do you need suggestions on how to push a deal through without getting the short end of the stick? You need an agent to share with you on how far more can you push the limits in negotiation.
5. Assist you with paperwork
My team can advise you on the paperwork necessary to capture the terms of what has been agreed between you and your incoming tenant, to prevent any misunderstandings and align expectations.
6. Assist you with Handover to incoming tenant
My team will be physically present to assist you with a smooth handover process.
WHY YOU SHOULD ENGAGE US
My team’s objective is to have a landlord and tenant come to and journey through a mutually beneficial arrangement during the lease period. We aim to help landlords enjoy a smooth and pleasant leasing experience when renting out their properties.
We seek to help you save time on not having to deal with problems by minimizing problems from happening in the first place.
For example, consider these common dispute scenarios and how we help you avoid them:
Situation 1: Subjective interpretation of terms in the tenancy agreement. For example, some clauses are too broadly worded leading to subjective interpretation. The best way is identify such terms and word them clearly to suit your particular needs.
Situation 2: Not aligning tenant’s and landlords’ expectations at the onset. For example: A lot of misunderstandings occur due to different expectations. The best way is for the agent to encourage open communication by sharing with tenant what are landlord expectations to avoid surprises later.
Situation 3: The property is not handed back in a state that is in line with the landlord’s expectations. For example, after 1 or 2 years, most of us cannot remember the state when it was first handed over. The best way is to have the items at handover clearly documented and pictures taken to prevent misunderstandings at the end of the lease expiry.
YOU PAY NOTHING if the property is not rented out. Hence, just as you would want to secure a suitable tenant as soon as possible, it is also to my team’s interest to find the most suitable tenant for you as quickly as possible.
